Unlock the potential of your land

Got a big block? An older home on a wide lot? Subdividing can create room for new homes, extra income or a way to help family into their own place. We help you work out what your land can do, then design, approve and build it.

01

What is land division?

In South Australia, land division means creating, moving or removing property boundaries. That includes splitting one block into two or more, amalgamating allotments or moving a boundary. According to PlanSA, land division needs Land Division Consent, and if land division consent is required, Planning Consent must be included too.

02

Common types of subdivision

[CLIENT TO CONFIRM: the types of land division they handle.]

  • Splitting one block into two (often called a "two for one" or battle-axe subdivision)
  • Knocking down one home and building two or more
  • Community title and strata developments
  • Subdividing to keep your existing home and build on the back
03

How the process works

01

1. Feasibility

We look at your block’s size, zone, frontage, services and the rules in the Planning and Design Code to see what’s possible.

02

2. Design

We design the new allotments and homes together, so the layout works for both.

03

3. Surveying and application

A licensed land surveyor prepares the plan of division. The application is lodged and assessed, with state agencies such as SA Water reviewing their requirements.

04

4. Approval and conditions

Once the conditions are met, a Certificate of Approval is issued.

05

5. New titles

The plan is lodged with Land Services SA and new titles are issued for each allotment.

06

6. Build

We build your new homes, so you have one team from feasibility to handover.
